Application Disclosure

Have you already read the Application Disclosure?

The following three items need to be completed in order for an application to be processed:

Cost: Non-refundable fee per applicant (person): $40.00

  1. Complete the online application, which includes the uploading of a valid ID and support for your last month of income
  2. The $40 application fee processes
  3. The credit and background check approval that is emailed to you is completed.
Note: Applications are processed once an entire groups applications are received, and are processed in the order received. All persons occupying space over 18 years old must apply and be on the lease agreement. An approved application is valid on all properties for 30 days.

Qualification Details


  • Group NET monthly income must exceed 2.5x the monthly rent
  • Applicant must upload income support for the most recent month, and support must show:
    • Applicant name
    • Pay period
    • Employer name
    • Net payment
  • All sources of income must be verifiable.

Credit Check:

Credit must exceed 600

Background Check:

Must not have any of the following (not a complete list): Non payment of rent, eviction filings, or any other landlord-tenant judgment, collections, liens, bankruptcy, felonies, violent crimes, drug related charges, etc.

Current and Previous Rental History:

Rental history must be rated satisfactory, both in payment and in general living requirements.


For landlord to process application and request credit / background check: 2-3 business days.

Once applicants are approved, a lease must be signed within 48 hours to secure the property. Due to the high demand for rental properties, we will not hold the property off the rental market for more than 48 hours. If you do not comply with this requirement, we may rent the property you applied for to someone else. Property hold begins once all applications for your group have been approved.


Pets (with the exception of documented ESAs) of any kind are only permitted with specific written permission of Landmark in the lease document.
